These are the conditions we actually see on Front Range properties. Recognize a few? That’s exactly what a free look is for — no pressure, no obligation.
Bare patches in heavy clay
Thin or dead spots where compacted clay soil chokes out roots and won’t hold turf.
Scorching after a July hail
Yellowing or burned blades after a hard hail event or a stretch of high-altitude summer heat.
Edges crowding the walks
Overgrown beds and grass creeping over walkways, drives, and the curb line.
Crabgrass taking over
Coarse crabgrass elbowing out the Kentucky bluegrass and spreading through the lawn.
Runoff channels forming
Carved channels and wet, standing zones from uneven irrigation or a bad grade.
Patchy spring recovery
Matted gray spots that are slow to green up after snow mold sits over winter.
Recognize a few? A free look costs nothing.

We built this around Colorado’s soil
Generic advice from the national chains rarely translates to the Front Range — poor drainage in clay-heavy soil, intense altitude UV, and sharp seasonal swings change the rules. Tran Landscaping was built around those specifics and applies them on every job, whether it’s a routine mow or a complete yard redesign.
The crew takes on projects of any size with the same attention to detail — and leaves every property visibly better than it was found.
- Professional and punctual — clients consistently note on-time arrival and clean work areas
- Projects completed exactly as agreed — finished results match what was discussed
- Detail-oriented on every job, from weekly mowing to full yard redesigns
- Recurring maintenance clients trust the same crew season after season
What Centennial homeowners say
Absolutely outstanding work! The team transformed my yard into something I didn't think was possible. They were professional, punctual, and paid attention to every little detail. You can tell they truly care about their craft. Highly recommend to anyone looking for top-quality landscaping!
I'm so happy I found this team! They completely transformed my backyard and made the whole process stress-free. Everyone was friendly, respectful, and clearly passionate about what they do. They paid attention to the details and made sure everything looked perfect before finishing. My yard has never looked this good — I've already recommended them to friends and family!
I would highly recommend Tran and his team for any landscaping job. They are all very hard workers. They were efficient and did all the work in a timely manner. They installed a patio, retaining wall, and additional driveway and all were done exactly the way I wanted it. If you're looking for any type of landscaping work from big to small, Tran and his team are definitely the ones to call!
We have used Tran's Landscaping & Maintenance for our weekly lawn service for several years and because he's always done an 'above and beyond' job, decided to work with him on a much bigger job to redesign a portion of our front and side yard landscaping. We couldn't be happier with the results. The crew was professional, detail-oriented, and efficient from start to finish. They kept the area clean, communicated clearly, and made sure everything was done exactly as discussed. The finished product looks fantastic — fresh and well-designed. If you're looking for a reliable, high-quality landscaping service, I highly recommend Tran's Landscaping.

Why does drainage matter so much for Centennial yards?
Centennial sits on clay-heavy soil that doesn't drain well. When water pools near a foundation or stands in a lawn, it compacts the soil, kills grass, and — over time — works against your foundation and any hardscape you've installed. Correcting grade and drainage properly the first time is far less costly than the repairs poor drainage eventually forces. It's one of the first things we look at when assessing a full yard project.
What should I know about lawn care specific to the Front Range?
A few things matter here that don't elsewhere: altitude UV stress is higher than at sea level, so a slightly taller mowing height protects turf during summer heat. Clay soil compacts easily and can benefit from periodic aeration. And timing the end of the season correctly matters — a lawn properly prepared in fall comes back noticeably healthier the following spring. These are details that a generic national service often skips over.
